It depends on the extent of the damage. Minor to moderate cracking, spalling, and settling can often be repaired at 30-50% of the cost of full replacement. The most common causes of concrete cracking in the Greater Houston area are: expansive clay soil movement (shrink-swell cycles), tree root intrusion, inadequate sub-base preparation, improper curing during installation, thermal expansion and contraction, and heavy vehicle loads on undersized slabs.
Concrete lifting (mudjacking or polyurethane foam injection) works by drilling small holes in the sunken slab and injecting material beneath it to fill voids and lift the slab back to its original elevation. The holes are then patched. This process is minimally invasive and typically completed in a few hours.
